It will be our job, as your  realtors, to guide you through the process so that it is as painless as  possible.  It is always good to know what to expect.&lt;br /&gt;&lt;br /&gt;To that end  I have written an outline of the Step-by-Step &lt;strong&gt;New Jersey Home  Buying&lt;/strong&gt; Process.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Buy a home in 15 easy steps&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;So,  you’re ready to &lt;strong&gt;buy your dream NJ home&lt;/strong&gt;.  Congratulations! You have the taken the all-important first step. The  rest is not difficult and is outlined below.&lt;br /&gt;&lt;br /&gt;Whether you are a  first-time buyer, or a repeat home buyer, this is helpful because not  only do things change, but the laws and some of the processes and  protocols change.&lt;br /&gt;&lt;span style="text-decoration: underline;"&gt;&lt;br /&gt;1: Where do you want to live&lt;/span&gt;?&lt;br /&gt;&lt;br /&gt;Most people already know  where they want to live. Others will use various means to determine the  area best&lt;img title="Buy home NJ" src="http://activerain.com/image_store/uploads/3/1/8/2/9/ar127233749492813.JPG" alt="Buy home NJ" style="float: right; margin: 8px;" height="225" width="300" /&gt; for them, depending on work, schools, commuting, etc. Some  of the best means for helping find the perfect community for you to call  home are:&lt;br /&gt;&lt;br /&gt;Ask friends, colleagues, family. Ask many, not just a  few. Remember that everyone has an opinion and it their opinion based on  their outlook and experiences which may differ from yours (some people  even like liver!), but if you ask enough people you will get some  excellent recommendations and notice trends.&lt;br /&gt;Search the web. My  website has access to home listings, demographics, photos and more. Of  course there are many possible resources for information on the web –  practically limitless!&lt;br /&gt;Drive around. Go ahead, get lost in the side  streets, visit the downtown, shop in the supermarkets and shops, have  lunch, talk to people, walk about, get a sense of the community.&lt;br /&gt;Ask  me.  I have lived and worked here for nearly all my life.  Use me.  I  promise to give you the straight scoop or to tell you where to get it. &lt;p&gt;&lt;br /&gt;&lt;span style="text-decoration: underline;"&gt;2: What  you can afford&lt;/span&gt;?&lt;br /&gt;&lt;br /&gt;Do this early in the process. Online  calculators can help or contact me for a list of qualified, competitive  mortgage professionals for a no-obligation consult about mortgage  financing.&lt;br /&gt;&lt;br /&gt;&lt;span style="text-decoration: underline;"&gt;3: Get your mortgage pre-approval&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;Yes, up front. Even if  you’re not sure you’re going to find your house immediately. This  benefits you:&lt;br /&gt;&lt;br /&gt;· By giving you the leverage of a qualified buyer  when negotiating price and terms on the house you want&lt;br /&gt;&lt;br /&gt;· By  getting this important but time-consuming step out of the way early on&lt;br /&gt;&lt;br /&gt;·  By giving you the opportunity to resolve any financing issues early in  the process, thereby reducing stress&lt;br /&gt;&lt;br /&gt;Contact me for a list of  qualified, competitive and professional loan officers to get this  process underway smoothly.&lt;br /&gt;&lt;br /&gt;&lt;span style="text-decoration: underline;"&gt;4: Choose your &lt;strong&gt;Buyer Broker&lt;/strong&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;Choosing  your Realtor can make a big difference on the outcome of your purchase,  sometimes in the thousands of dollars kind-of-difference. Buing a home  in NJ is a very large purchase and it is critical that you are  represented by a Realtor you can trust to act in your best interests and  has the skills necessary to execute your wishes and best interests  adequately. Some of the things to look for:&lt;br /&gt;&lt;/p&gt; &lt;ul&gt;&lt;li&gt;Experience – not all real estate agents have it and it makes a huge  difference. We all have to start somewhere, but do you really want  someone without experience learning via your home purchase? Would you  choose a surgeon right out of medical school to operate on you?&lt;/li&gt;&lt;/ul&gt; &lt;ul&gt;&lt;li&gt;Buyer Representation – this is critical. You want your Broker to  represent you, to guide you and advocate for you.  Then in case of dual  agency, treat you fairly and per the law.  Get a clear explanation on  how this works.  An agent that can't explain it clearly cannot handle it  properly.&lt;/li&gt;&lt;/ul&gt; &lt;ul&gt;&lt;li&gt;Education – experience is a great teacher, and education gives any  profession superior understanding. There are many legal, environmental  and technological issues that need to be known and understood to help  guide you smoothly through the home buying process. Make sure your  Realtor is keeping up with the changes.&lt;/li&gt;&lt;/ul&gt; &lt;ul&gt;&lt;li&gt;Does your Realtor abide by the National Association of Realtors Code  of Ethics? This document provides clear guidelines for a business that  can be sometimes confusing. Adherence to the Code ensures you and others  are treated fairly.&lt;/li&gt;&lt;/ul&gt; &lt;ul&gt;&lt;li&gt;Does your Realtor sell real estate full time? You have too much at  stake to hire someone who does this “on the side” and “dabbles” in real  estate, even if they are your cousin. &lt;/li&gt;&lt;/ul&gt; &lt;p style="text-align: left;"&gt;&lt;span style="text-decoration: underline;"&gt;5: When do you want to move into your new home?&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;Most people find their new  home within a 2-3 week period, depending on area and supply, of course.  The average length of time from finding your home in NJ to closing is 60  days. Sometimes 30 or 90 days can be accommodated. It depends on the  buyers’ and sellers’ needs and schedule. When do you want to move?&lt;br /&gt;&lt;span style="text-decoration: underline;"&gt;&lt;br /&gt;Step 6: L&lt;/span&gt;&lt;img title="Buy  home NJ" src="http://activerain.com/image_store/uploads/2/3/0/8/0/ar127233790608032.gif" alt="Buy home  NJ" style="float: left; margin: 8px;" height="92" width="99" /&gt;&lt;span style="text-decoration: underline;"&gt;ook for your New  Jersey home&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;This is the most fun part of the process. Be  guided by your instincts and remember that there is no perfect home, but  there is a perfect home in NJ for you at this time, within your budget.&lt;br /&gt;&lt;span style="text-decoration: underline;"&gt;&lt;br /&gt;7: Making an offer &lt;/span&gt;&lt;br /&gt;&lt;br /&gt;Once you’ve seen all the contenders and you’ve  found the perfect house for you, the offer must be made in writing.  There is a form contract to be filled out by your Realtor and it  includes all the details of your offer: price, of course, but also  mortgage terms, deposit amounts, closing date, inclusions, exclusions,  inspection contingency and details, etc.&lt;br /&gt;&lt;br /&gt;&lt;span style="text-decoration: underline;"&gt;Step 8: Contract negotiations and  acceptance&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;Frequently your initial offer is countered by  the seller. At that point, the price and terms are negotiated verbally  and communicated through the Realtors from the seller to you and back  and forth. Once the terms and price have been agreed to, both buyer and  seller then sign and initial the revised contract.&lt;br /&gt;&lt;span style="text-decoration: underline;"&gt;&lt;/span&gt;&lt;/p&gt;&lt;p style="text-align: left;"&gt;&lt;span style="text-decoration: underline;"&gt;9: Yes, time for that Attorney Review&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;After  the executed contract is delivered to buyer and seller, via fax or  email or mail, the contract is then forwarded to both parties’ attorneys  for their review. If  you don't have one, we can provide you with several names of good, local real estate attorneys to help you.&lt;br /&gt;The review can take 3 business days, as the contract  allows, or 3 hours or 30 days. The two latter options being most  unusual. During this period, either party may cancel the contract  without penalty or consequence. If you really want the home (and if  you’ve gotten this far, you should be excited and happy), then you will  want to promote a speedy attorney review and it is up to you, the buyer  (as well as the seller) to help facilitate this process. A couple of  important points when selecting an attorney to represent you: First,  don’t go for the lowest price; 2nd, work with someone who specializes in  real estate transactions (would you have the GP do your open heart  surgery?); thirdly, select a local attorney who is knowledgeable of the  area and any issues that may be local.&lt;br /&gt;&lt;br /&gt;&lt;span style="text-decoration: underline;"&gt;9: Now what?&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;Once  attorney review is completed, you are officially under contract to buy  your NJ home. This is when you complete the mortgage processing,  including appraisal, scheduling and conducting all your inspections. A  note about inspections: you must use a licensed NJ inspector and you  have a very short time to schedule, perform inspections and receive your  reports, so it would behoove you to schedule inspections very early,  usually while still in attorney review. Generally one inspector will  inspect the home structural, electrical, plumbing, HVAC and other  defects, also arranging for radon testing, inspecting for termites and  other pests, and other environmental concerns. Other inspections may be  warranted, such as lead paint hazard testing or searching for oil tanks.  Since each property is unique, ask me and your attorney and inspector  for guidance. Ask me for a short list of inspectors – I attend many  inspections and I have the opportunity to see first-hand how each  works.  I also rely on clients’ feedback in making further  recommendations.&lt;br /&gt;&lt;br /&gt;&lt;span style="text-decoration: underline;"&gt;10: Inspection &amp;amp; what if there are defects&lt;/span&gt;?&lt;br /&gt;&lt;br /&gt;No NJ house is perfect. While on  the inspection, the inspector may tell you the good parts as well as  the bad but you should expect the report to lengthy and full of to-do’s.  Many are simply suggestions for continued maintenance, appropriate  upgrades. Minor issues are to be expected. However, you should generally  expect to have a leak-free roof, major systems in working order, and a  structurally sound home. If there are major issues such as those  mentioned, your attorney and I will work with you and the seller to  negotiate repairs or credits.&lt;br /&gt;&lt;span style="text-decoration: underline;"&gt;&lt;br /&gt;11: What else do you need to do?&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;At this point,  your mortgage appraisal has been done and your final commitment should  be available (there is a date in the contract by which you must comply  and provide the mortgage commitment). Your attorney will then order the  survey, title search and flood certification. &lt;span style="font-weight: bold;"&gt;Call your insurance agent  and get the homeowner’s policy in place&lt;/span&gt; to begin the day of closing. You  will need to have a paid receipt for the first year’s insurance at the  closing. Give this at least 2-3 weeks.&lt;br /&gt;&lt;br /&gt;&lt;span style="text-decoration: underline;"&gt;12: Start  packing&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;At this point, I will provide a list of the  utility companies so you can be ready to open accounts for gas, electric, cable, phone, etc.  Start packing and get ready to move.&lt;span style="text-decoration: underline;"&gt;&lt;br /&gt;&lt;/span&gt;&lt;/p&gt;&lt;p style="text-align: left;"&gt;&lt;span style="text-decoration: underline;"&gt;13: Walk  through inspection&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;You should plan on inspecting the house  sometime in the 48 hour period prior to closing. It is important to  wait for the sellers to have moved out. Generally, this walk through is  conducted just prior to the closing.&lt;br /&gt;&lt;span style="text-decoration: underline;"&gt;&lt;br /&gt;14: Time to move in and celebrate!&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;Coordinate  with your attorney as to how much money you will need at closing. It  will have to be in certified funds or bank check or wire, so allow time  for this that day. Get ready for writer’s cramp and to finally receive  the keys to your new home!&lt;br /&gt;&lt;br /&gt;&lt;span style="text-decoration: underline;"&gt;Step 15: Enjoy your new home!&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;Congratulations  and good luck on your search for your dream home! Additionally,&lt;span style="font-style: italic;"&gt; buyers feel more comfortable purchasing a well-cared for home  because if what they can see is well maintained, they assume that what they  can't see has probably also been well maintained&lt;/span&gt;. In preparing your house for  sale, consider: &lt;/p&gt; &lt;ul&gt;&lt;li&gt;how much should you spend to prepare your house for sale?  &lt;/li&gt;&lt;li&gt;exterior and curb appeal  &lt;/li&gt;&lt;li&gt;interior appeal &lt;/li&gt;&lt;/ul&gt; &lt;p&gt;Before putting your house on the market, take as much time as necessary (and  as little money as possible) to maximize its exterior and interior appeal.  I can help you determine each of these items as part of my service.&lt;br /&gt;&lt;/p&gt; &lt;h3&gt;How Much Should You Spend to Prepare Your House for Sale?&lt;/h3&gt; &lt;p&gt;In preparing your home for the market, spend as little money as possible.  Buyers will be impressed by a brand new roof, but they aren't likely to give you  enough extra money to pay for it. There is a big difference between making minor  and inexpensive polishes and touch-ups to your house, such as putting new knobs  on cabinets and a fresh coat of neutral paint, and doing  extensive and costly renovations, like installing a new kitchen. &lt;/p&gt; &lt;p&gt;I am familiar with local buyers' expectations and can advise you specifically on what improvements need to be  made and which improvements are most effective. Don't hesitate to ask for  advice. &lt;/p&gt; &lt;h3&gt;Maximizing Exterior and Curb Appeal&lt;/h3&gt; &lt;p&gt;When preparing your home up for sale, your first concern is the home's  exterior. market update for year to date 2010, vs 2009.&lt;br /&gt;&lt;br /&gt;Things, real estate things that is, are looking up.  After a few years of real estate doom and gloom, I am happy to report that &lt;span style="font-weight:bold;"&gt;Chatham NJ real estate&lt;/span&gt; is not in the toilet - unlike many other towns in New Jersey and elsewhere.  Allelujah for that!  &lt;br /&gt;&lt;br /&gt;The &lt;span style="font-weight:bold;"&gt;Chathams&lt;/span&gt;&lt;br /&gt;Last year at this time there were 261 &lt;span style="font-weight:bold;"&gt;homes for sale in the Chathams&lt;/span&gt;, now only 246, with the bigger reduction in the Township.  More than double the # of home closings this year over the same period in 2009!   Average days on the market are down from 74 to 66. Department of Education.&lt;br /&gt;&lt;br /&gt;   Of the 159 members of Madison’s Class of 2009 on the SAT, the average scores were 595 in math, 558 in verbal, and 577 in writing, for a total average score of 1730.&lt;br /&gt;&lt;br /&gt;   In Morris County the top three high schools for SAT scores in order were the Academy of Math, Science and Engineering, a competitive-admissions, four-year magnet public high school in Rockaway that is part of the Morris County Vocational School District; &lt;span style="font-weight:bold;"&gt;Chatham High School&lt;/span&gt;, and &lt;span style="font-weight:bold;"&gt;Mendham High School&lt;/span&gt;.&lt;br /&gt;&lt;br /&gt;   The &lt;span style="font-weight:bold;"&gt;2009 SAT scores&lt;/span&gt; are included among the data that the state releases annually about its public schools, known as the “School Report Card.” Drawing on data from the previous school year, school-by-school test scores on state exams and school-level information about class sizes and teacher qualifications are available. The state’s data for 2009 was released officially Feb. 10.&lt;br /&gt;&lt;br /&gt;   “This was another strong year for the SATs,” noted Superintendent of Schools Richard Noonan at the Board of Education meeting Tuesday, Feb. 9.&lt;br /&gt;&lt;br /&gt;   “We continue to outdo our district peers by 75 percent.&lt;br /&gt;&lt;br /&gt;   “Our schools continue to perform well, proof of a cost-effective operation,” Noonan said.&lt;br /&gt;&lt;br /&gt;At The High School&lt;br /&gt;&lt;br /&gt;   For the 2008-09 school year at Madison High School on Ridgedale Avenue, out of 172 juniors tested, the passing rate in language arts proficiency improved by 3.7 percent from the previous year; in math, that number dropped by 5.5 percent.&lt;br /&gt;&lt;br /&gt;   In a profile of the high school, enrollment increased 4.3 percent over the past three years. There were 795 students enrolled at the high school, with 15.5 percent of that population disabled.&lt;br /&gt;&lt;br /&gt;English-speaking students comprised 86.3 percent of the student body; those with limited English, 0.9 percent.&lt;br /&gt;&lt;br /&gt;   The turnover rate for the high school staff was zero. Staff advanced degrees comprised 82 percent, the highest in Morris County. The next highest was Morris Hills in Rockaway with 76.2 percent.&lt;br /&gt;&lt;br /&gt;   Among 2009 Madison High School graduates, 82.8 percent went on to a four-year college; 10.6 percent went on to two-year colleges, and 4 percent joined the workforce after high school.&lt;br /&gt;&lt;br /&gt;At The Junior School&lt;br /&gt;&lt;br /&gt;   For the 2008-09 school year at the grades 6-8 Madison Junior School on Main Street, 86.8 percent of the sixth graders passed language arts, 85 percent passed math. Comparisons to the previous year were not available, since before 2008 Madison’s sixth grade was divided among three elementary schools.&lt;br /&gt;&lt;br /&gt;   For the seventh grade, 91.1 percent of the students passed language, up 1.4 percent; 78.4 passed math, down 10.8 percent.&lt;br /&gt;&lt;br /&gt;   For the eighth grade, 95.4 passed language arts, up 1.8 percent; 93.4 percent passed math, up 4.9 percent, and 98 percent passed science, up 0.7 percent.&lt;br /&gt;&lt;br /&gt;   Enrollment was 504, a three-year change of 45.7 percent due to the inclusion of the sixth grade in 2008 at the formerly grades 7-8 Junior School on Main Street.&lt;br /&gt;&lt;br /&gt;   English speakers comprised 87.7 percent of the student body, with limited English speakers at 0.6 percent. Attendance rates were 96.1 percent; class size was 20.2, and staff turnover was zero, with 50 percent of the faculty holding advanced degrees.&lt;br /&gt;&lt;br /&gt;Elementary Schools&lt;br /&gt;&lt;br /&gt;   For 2009 at the grades K-5 Central Avenue School, total enrollment was 450, down 6.1 percent over the past three years.&lt;br /&gt;&lt;br /&gt;   English speakers comprised 85.3 percent of the school population, with 2.2 percent for limited English.  Attendance was 96 percent, slightly higher than the state average of 94.6 percent; class size was 20.5, compared to a statewide average class size of 18.4 students in elementary schools, and staff turnover was 9.4 percent, with 71.4 percent of the faculty holding advanced degrees.&lt;br /&gt;&lt;br /&gt;   For 2009 at the grades K-5 Kings Road School, enrollment was 259, down 16.5 percent over the past three years.&lt;br /&gt;&lt;br /&gt;   English speakers comprised 93.4 percent of the student population, with 0.8 percent limited in English. Attendance stood at 95.9 percent; class size was 21.6, and staff turnover was 3.4 percent, with 57.1 percent of the faculty holding advanced degrees.&lt;br /&gt;&lt;br /&gt;   For 2009 at the grades K-5 Torey J. Sabatini School on Woodland Road, enrollment was 261, down 20.4 percent over the past three years.&lt;br /&gt;&lt;br /&gt;   English speakers comprised 92.3 percent of the school population, with 2.3 percent limited in English.&lt;br /&gt;&lt;br /&gt;   The attendance rate stood at 96.1 percent; class size was 20.1, and staff turnover was zero, with 72.4 percent of the faculty holding advanced degrees.&lt;br /&gt;&lt;br /&gt;Spending, Salaries&lt;br /&gt;&lt;br /&gt;   For the entire grades K-12 Madison school district, per pupil spending rose 8.7 percent over the past two years, from $13,711 to $14,843.&lt;br /&gt;&lt;br /&gt;   The median administrator salary was $125,500, an 11.5 percent increase over two years. The statewide median administrative salary was $114,950.&lt;br /&gt;&lt;br /&gt;   The median salary for a teacher was $65,325, a 1.5 percent increase over two-years. The statewide median teacher’s salary was $59,232.&lt;br /&gt;&lt;br /&gt;   The N.J. Richard Brodow to prepare plans for redistricting in November. In fact, in many towns inventory is low and sellers who are willing to get ahead of the spring market are finding that they have very little competition. That in itself does not tell us too much but if we look which price ranges are moving it helps us understand the patterns.  For example, 68% of the homes sold in 2008 were under $1 million.  That means that 32% of the homes sold were over $1 million. Number of sales are down 50% and median and average sales prices are down and days on market have increased by 24% and average list to sale price is now 95.9% instead of the 97.9% in 2007.  There are many reasons for this, including: &lt;ul&gt;&lt;li&gt;The national and local economy and tight mortgage market&lt;/li&gt;&lt;li&gt;More properties and fewer buyers equals more supply, less demand, putting pressure on prices&lt;/li&gt;&lt;li&gt;The primarey target markets for The Moore Estate is downsizing empty nesters - and they are either unable to sell their larger homes or unwilling to sell at market prices, therefore they are unable to move&lt;/li&gt;&lt;/ul&gt; &lt;p&gt;Currently there are 7 homes for sale in Moore Estate, from 4 Davenport for $499,000 to 7 Morgan Place at an asking price of $1,395,000.  Additionally in Morris Township there are a total of 32 condos/townhouses for sale.  Many are lower priced, such as Pitney Place.  More notably as competitor to the high-end Moore Estate luxury townhouses is the project of new townhomes at The Brownstones on Howland Terrace.  Though not as idyllic a location, these homes are brand-new, offer 3,900 to 4,400 square feet, elevators in every home and are quite close to the Convent Station train station.  Prices range from $939,000 to $1,350,000. &lt;/p&gt; &lt;p&gt;Nonetheless Moore Estate still maintains a special cache with area buyers (in fact we have a buyer from New York who is most interested in Moore Estate over any other area townhouse community, but must sell their home before they can buy). This report, this year, highlighted that Curb Appeal is more important than ever!&lt;br /&gt;&lt;br /&gt;For example, the most "profitable" project nationwide was upscale fiber cement siding (such as Hardy Plank) which recouped 86.7% of costs.  Wood decks &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_0"&gt;followed&lt;/span&gt; at 81.8%.&lt;br /&gt;&lt;br /&gt;Now, if your house does not need new wood siding, perhaps a fresh coat of paint will do the trick of enhancing your curb appeal.  Check with your realtor as to what are popular color combinations, if you're not sure.  We're out with buyers all the time and know what they like. &lt;br /&gt;&lt;br /&gt;In addition to the siding, pay attention to your walkway and fences.  Are they in good shape?  If not, paint or remove or replace the fence.  Repair, if possible, the walkway.  Or, replace it.  Unless this is something you really know how to do, hire a professional mason.  You will see 100% of this investment when you sell.&lt;br /&gt;&lt;br /&gt;Other ways to improve your curb appeal is plants.  Certainly in Summer, Spring and Fall flowers and flowering plants give the biggest bang for your buck.  In winter, charming pots with evergreens strategically placed will work wonders.  Outdoor lighting is also a great way to make your home more appealing to buyers in the early evening, especially since it gets dark so early. Despite splitting from the town of Springfield in 1857, Millburn is intrinsically attached to many other neighboring communities in the region. Although Millburn’s inclusion in the Midtown Direct service of the NJ Transit train line bypasses Hoboken, the service allows commuters a short convenient trip to Jersey City or Manhattan as well as to the towns of Summit, Chatham, Madison, and Maplewood. &lt;br /&gt;In reality, Millburn comes as part of a package deal: the Short Hills (which is not its own town but a beautiful section of Millburn) lie to the north with many luxury homes and mansions; to the south, the Millburn section possesses many affordable houses. The township, which supports a bustling population of 19,765 and 7,158 housing units, has 143 vacant housing units awaiting future residents.&lt;br /&gt;The Short Hills area imparts its name to the acclaimed shopping center, the Mall at Short Hills. Madison is a town of history, culture, fantastic shopping, and fine dining. &lt;br /&gt;Nicknamed “The Rose City,” Madison began as “Bottle Hill” in 1715 under colonial rule. In 1806, Chatham Township was formed to include the villages of the current Madison, Chatham, and Florham Park. The name of the village was changed to Madison in 1834 and eventually seceded from Chatham Township in 1889, adopting a borough form of government.&lt;br /&gt;Located on the Morristown Line with trains heading to Hoboken and to Penn Station in Midtown Manhattan, the Madison train station provides residents with the ability to make the daily commute to NYC easy or to visit the Big Apple for a show, dinner or weekend.&lt;br /&gt;Besides the local movie theater, yoga studio, and newly renovated Madison YMCA, there are many places to go in Madison, quite a few of which are located at Drew University, a highly rated liberal arts college with notable graduate programs. Some people put masks on to be someone else; while others take off the masks they wear daily and show themselves to the world.&lt;br /&gt;The Ancient Celts in Ireland first celebrated Halloween as Samhain (pronounced “sam- wen”), which was their last day of the year. It was believed that the souls of those who died returned for this one night and played tricks upon the living. The Celts would visit neighbors for contributions of food and have a boisterous feast in order to scare away the spirits.&lt;br /&gt;In Chatham and Summit, Halloween is a reason to fill the streets with colorful superheroes, glittery princesses, sharp-toothed vampires, solemn Jedis, ephemeral fairies, rough pirates, and sugary blonde brigades of Hannah Montana clones. Missed you!</title><content type='html'>Dear Friends,&lt;br /&gt;&lt;br /&gt;My husband Jake and I just came back from a fabulous trip to Italy, Croatia and Slovenia!  Always it is good to come home and I'd like to share a few highlights of this great trip -- Italy of course was beautiful, warm, interesting and very appetizing.  We went to Rome and Venice - both fabulous cities with history and art and romance! &lt;br /&gt;&lt;br /&gt;&lt;em&gt;Trieste, my home town, turned out to be a really special surprise&lt;/em&gt; and is now on my recommended list.  Trieste, once having been an important port city for Austria, became depressed when it became part of Italy, which is blessed with many ports.  However, in the last few years Trieste seems to have reinvented itself.  It is now a little-known and beautiful tourist destination with lovely pedestrian-only streets with cafes spilling out onto the pavement.  The Piazza dell'Unita lights up at night like a jewel.  The sea sparkles and the promenade along the coast rivals that of Nice!  On top of of this and some amazing shopping opportunities, Trieste boasts not one but two beautiful historic castles and the ruins of a Roman theatre ... must be seen.&lt;br /&gt;&lt;br /&gt;Croatia was even more beautiful than I remember and we truly enjoyed both the Dalmatian coast and the interior ... visiting Motovun, hometown to Mario Andretti (note that there are no cars allowed on most of the few streets in this town ;) and the truffle capital of Croatia.  Yes, we went truffle hunting too!&lt;br /&gt;&lt;br /&gt;Slovenia was a total revelation!  A beautiful, prosperous, young country with a capital that knows about style and couture and has an amazing cafe culture! &lt;br /&gt;&lt;br /&gt;Visit Ljubljiana and Trieste for an unusual and wonderful treat!  Let me know if you'd like a hotel or restaurant recommendation.   :)&lt;br /&gt;&lt;br /&gt;Now, back to work! &lt;br /&gt;&lt;br /&gt;I just attended Jeff Otteau's Fall Seminar and as usual he shared his research and forecast.  The good news is that there is some good news in spite of all the sad news.  Real estate is on its way to becoming affordable again. My answer is that this is a GREAT time to be a buyer. Yet buyers say they are afraid. The reason they are afraid is because they are listening to the media and to other naysayers who say the market is bad. Is it bad because real estate is currently not appreciating? It is actually depreciating ... in some places more than others. Luckily for us, our market in the &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_0"&gt;Chathams&lt;/span&gt;, Madison, Short Hills, Summit and surrounding areas which enjoy excellent schools, an favorable train commute to NYC and offer charming, bucolic villages and neighborhoods, are still in demand. But, buyers are not willing to spend the same amount as at the height of our real estate market. Let's face it, our real estate was rapidly becoming unaffordable by many. So, an adjustment was due. It happens about every 10-15 years. A home that appreciated 100% in the last 5-10 years has still been a tremendous investment for its owner! A highly leveraged investment, since most of us use only about 20% cash to buy a home and we have to live somewhere. You can make your mortgage payment or your landlord's ... you pick.&lt;br /&gt;So is it really that dismal? Should everyone give up on real estate? Recently we even volunteered to take the empty bottles and cans from a friend's party (a friend who is not a recycler!) home with us to put in the recycle bin. &lt;br /&gt;So, it has always irked me that after a couple of years my computer, printer, fax machine, cell phone, palm, etc.  are all useless and going to a landfill somewhere.  We regularly donated some of our equipment to an organization locally that re-use some of our equipment. But I recently read about a program by the Costco organization. &lt;br /&gt;It is called Costco Trade-in &amp;amp; Recycle Program and you may even get a few bucks for sending in your old equipment.  Here is how you find it and use it.&lt;br /&gt;Go to &lt;a href="http://www.costco.com/"&gt;www.Costco.com&lt;/a&gt;, click on "Electronics" on the top part of the page, then click on "Trade-in &amp;amp; Recycle" on the left side of the page. And to me! &lt;br /&gt;&lt;br /&gt;Italians have some unusual customs, much like anyone else, if you think about it.  what's that got to do with St Patrick's Day, you ask?   Well, St Patrick is my patron saint and as such today is my "Onomastico" or name day.  I know it's a bit of a strange word but for all my life my family celebrates it like another birthday so it's an extra special day for me.  Imagine, in this country they even have parades and lots of parties!&lt;br /&gt;&lt;br /&gt;Speaking of parades, Jake and I and friends attended the Morristown Parade last Saturday and it was fantastic!  Lots of fun for kids and adults alike.  If  you've never been, give it a try next year! We call it:&lt;br /&gt;&lt;br /&gt;&lt;span style="font-size:130%;"&gt;&lt;span style="font-weight: bold;"&gt;Jake's Spinach &amp;amp; Goat Cheese Stuffed Chicken Breast&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;Ingredients:&lt;br /&gt;&lt;ul&gt;&lt;li&gt;4 Chicken breasts &lt;/li&gt;&lt;li&gt;4 tablespoons goat cheese (creamy is better)&lt;/li&gt;&lt;li&gt;2-3 cups chopped spinach 3 cloves garlic, sliced&lt;/li&gt;&lt;li&gt;2 chopped shallots &lt;/li&gt;&lt;li&gt;1 ¼ cup dry white wine&lt;/li&gt;&lt;li&gt;Butter&lt;/li&gt;&lt;li&gt;Olive oil&lt;/li&gt;&lt;/ul&gt;In a small pan, sautee the chopped shallots with a small pad of butter and a teaspoon of olive olive oil.  Add a tablespoon or so of white wine as the shallots start to turn soft and golden.  Put aside.&lt;br /&gt;&lt;br /&gt;In a larger pan, heat 2 tablespoons of olive oil on medium high for 30 seconds, add the sliced garlic, sautee until golden.  Add the spinach and cover.  Uncover in a minute and turn the spinach.  Cook only until wilted and mixed with the flavor of the oil and garlic (this makes a great side dish too).  Chop, and set aside to cool.&lt;br /&gt;&lt;br /&gt;In a bowl, combine the goat cheese, the shallots, and the chopped spinach.&lt;br /&gt;&lt;br /&gt;Pound the chicken breasts so that they are uniformly 1/4" think.  For larger breasts, slice breasts in 1/2 or 1/3s, approx. 1/2" thick and then pound to 1/4" thick.&lt;br /&gt;Create a pocket in the chicken breast by slicing the side.  Do not completely butterfly, but the pieces should be approx. 1/8" thick on either side of the pocket.&lt;br /&gt;&lt;br /&gt;Use a spoon to stuff the spinach mixture in the chicken.  An even 1/4-1/2" layer is sufficent.  Over stuffing will cause the cheese to spill out while cooking.&lt;br /&gt;&lt;br /&gt;Coat a large pan with cooking spray and add a small pat of butter.  Cook the stuffed chicken, 2-4 minutes per side, until golden.   Removew the chicken from pan to a warm platter, add 1 cup white wine to the pan and cook at high heat to deglaze the pan and reduce to about ¼ cup.  Pour demi-glaze over chicken and serve. &lt;br /&gt;&lt;br /&gt;We served this with baked potato and salad.  It was delicious!!! Most of the time we cook at home, particularly since our fabulous (and expensive) kitchen renovation, but it is always fun to go out for a meal.  We’re very lucky here.  We have many fantastic restaurants to choose from in our area, from casual and inexpensive to the opposite.  Chatham Borough alone has over a dozen restaurants (this may in part account for the town being so desirable).  Some are good, some are great!  There are a few I have not yet tried.&lt;br /&gt;&lt;br /&gt;For years, however, people have raved to me about &lt;a href="http://www.scalinifedeli.com/scaliniNJ/scaliniNJMain.html"&gt;Scalini Fedeli&lt;/a&gt; a beautiful, upscale dining establishment on Main Street.  I had dinner there several years ago, not once but twice and had found the food to be mediocre and overly complicated, the service was merely ok, and the noise level was deafening.  I stopped going.  In its place I enjoyed very much going to &lt;a href="http://www.restaurantserenade.com/"&gt;Restaurant Serenade&lt;/a&gt; on Roosevelt Street.  Another upscale dining establishment that changed hands at about the same time I had the not-so-wonderful experiences at Scalini. &lt;br /&gt;&lt;br /&gt;Yet, over the years, people kept raving to me about Scalini.  Ok, some people may be easy to please.  But the commentary was overwhelming so that I had to revisit Scalini.  Wow!  What a wonderful dining experience!  The food was not overly complicated but more than I would try at home and the result was absolutely scrumptious.  Oh, yes, the service was impeccable and the noise level issue must have been dealt with because we were able to speak and hear each other clearly without shouting.&lt;br /&gt;&lt;br /&gt;I recently introduced a friend to Serenade and he commented that it was quite special, but equally special is Scalini. This data is collected on a national level and, of course, there are local variances. In our areas … &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_0"&gt;Chatham&lt;/span&gt;, Summit, Short Hills, Madison … the prime items to upgrade or update in our homes are still kitchens and baths.&lt;br /&gt;&lt;br /&gt;&lt;div&gt;What may be surprising to some is that a “minor” upgrade to a kitchen or bath will net a larger return than a full renovation. If you’&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_1"&gt;ve&lt;/span&gt; a 1950’s kitchen, a full renovation may be very appropriate but if you have an 80’s kitchen, usually the most cost effective and worthwhile work is fairly, well, “minor”. &lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;br /&gt;What, you ask, is “minor”? Usually that entails new counters (yes, granite is the baseline these days), appliances (still stainless steel), floor (wood or tile), hardware, sink/faucet, perhaps &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_2"&gt;backsplash&lt;/span&gt; and of course, always, a fresh coat of paint. According to Remodeling Magazine, this “minor kitchen remodel” should cost approximately $23,694 in New York. They also estimate the recouped cost to be 95.6%. &lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;br /&gt;I disagree with this. I find that when showing moderate houses to buyers, say in the $700-800,000 range in Summit, NJ, and one has an 80’s kitchen with green &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_3"&gt;formica&lt;/span&gt; counters, white 15 year old appliances, and all of the wonderful 1980’s decorator touches versus one with “minor renovations” as described above, the price is generally at least $30-50,000 more. Red is a good color, depending on the house color.  I remember the lady who did not want to take my advice on the door color until her longtime painter concurred. Make sure they are in good condition and safe.&lt;br /&gt;4.       Water and fertilize the grass.  Cut it as often as it needs it.  Keep it neat.&lt;br /&gt;5. Fresh paint.  Keep it neutral but warm. &lt;br /&gt;If you're going to use trendy colors, make sure it's today's trend and that it fits with the decor.  The most inexpensive and important investment you can make in the value of your home is a fresh coat of paint, everywhere.&lt;br /&gt;&lt;br /&gt;2.  Minor kitchen update. &lt;br /&gt;It really depends on your kitchen, but usually that means new counters (granite anyone?), sink, faucet (brushed nickel is the current trend), new hardware (again, brushed nickel is popular), maybe new appliances, new floor (large, light ceramic tile or wood), new backsplash (depending on your old one), and, of course, fresh paint.&lt;br /&gt;&lt;br /&gt;3.  Pull up carpets and shine up those wood floors.&lt;br /&gt;Sometimes refinishing the floors is a very good idea.  Again, it depends on what you have. Minor bathroom remodeling.&lt;br /&gt;It depends ... usually new vanity with new sink and faucet (brushed nickel sound familiar? how about granite?), regrouting or replacing some of the tile, a new light fixture is often overlooked but can do wonders. &lt;br /&gt;&lt;br /&gt;5. That means cleaning out the attic, the basement, the closets, the kitchen and bathroom cabinets. &lt;br /&gt;Make one of three decisions for every item: &lt;br /&gt;1.  Keep.  This item is moving with you; &lt;br /&gt;2.  Give away.  This item is of value and can go to a family member or to Goodwill.  Just remember that if a family member is to take it they need to take it now, not the day before closing;&lt;br /&gt;3.  Throw away.  Anything that does not fit into category 1 or 2 goes to recycling or trash. &lt;br /&gt;&lt;br /&gt;For those of us who are collectors, this is very, very difficult, I know.  But, if your house appears crowded and cluttered, buyers will not be able to see beyond your things to the house, which is what you are really selling.&lt;br /&gt;&lt;br /&gt;And yes, there is one other option. It's good to know how the wind blows ... right?  Our agents have been experiencing a lot of buyer activity ... many serious buyers coming through open houses, offers are being made and accepted. &lt;br /&gt;&lt;br /&gt;There were 27 closings in the Chathams in January 2007,  so far this January there have been 13 already!   The average sales price for these sales in 2007 was $842,611, in 2008 the average so far is $904,438.  This is a bit of a mixed bag for now.  Although the number of buyers are increasing weekly. &lt;br /&gt;&lt;br /&gt;I'll be keeping an eye on the market and offering updates here. This information also shows, in my opinion, that the market for luxury homes is quite strong. The real estate for sale signs you see lingering out there, are of sellers who are too optimistic about the value of their homes. Prices are stagnant and buyers have lots to choose from. As you can see the number of sales has been stable, with average sales price slipping a mere 1%. The new construction boom has helped bring average prices up and will likely continue, albeit at a slower pace. Homes in good condition, with updates and upgrades, in good locations will continue to sell well and fairly quickly. The year is winding down but people are still asking me about the real estate market. Obviously, there is much concern over real estate values, and if you listen to the media it's all doom and gloom.&lt;br /&gt;&lt;br /&gt;It's hard to believe that the boom years are over ... for now. We've enjoyed many years of unprecedented growth in real estate, to the point of basically fueling our entire economy! Now, those days are (temporarily) over. Still, people have to live somewhere and owning your own home is still the best investment there is.&lt;br /&gt;&lt;br /&gt;I'm fortunate enough to be in the real estate business in an area that is not experiencing a major setback. Yes, it is slower right now -- our market is very seasonal and in November and December each year, people shop for holiday gifts not houses. That means it is a terrific time to buy a home or condo. There are fewer buyers to compete with and sellers who really need to sell are more realistic. This phenomenon extends into January, so there is still a little time before the "Spring Market" heats up.&lt;br /&gt;&lt;br /&gt;And, heat up it will.&lt;br /&gt;&lt;br /&gt;I am currently working with several buyers who are looking for homes now. More will enter the market as Winter warms into Spring. Thankfully, we should have more inventory by then as well.&lt;br /&gt;&lt;br /&gt;In the Chathams, Madison, Summit, Short Hills and nearby communities, we have not seen major adjustments in pricing and homes in a good location, in perfect or near-perfect condition will sell quickly and at very good prices.&lt;br /&gt;&lt;br /&gt;I have had one of my best years in a 20 year real estate career. It can't be a bad real estate market, can it? Here it is.  As with most people, I like to share my opinions, ideas, impressions.  I hope this is the place where I can do that and people like you can share their opinions, ideas, impressions, even questions. &lt;br /&gt;&lt;br /&gt;I plan to talk about life in general but sometimes more specifically about real estate, especially in my little corner of the world. &lt;br /&gt;&lt;br /&gt;Chatham, New Jersey.  Named the #9 place to live in the US by Money Magazine in 2006, it is truly a great place to live and work.  I have been here for many years and know the town well, and the nearby communities of Summit, Madison, Morristown, Millburn/Short Hills and more.  We are fortunate in that in a time of great trial for many in this country, our real estate values have held and our homes are selling, albeit a bit slower than in recent years.&lt;br /&gt;&lt;br /&gt;We have charming towns with New England flair, convenient commuting to NYC and NJ business hubs, top schools and plenty of cultural opportunities, shopping and fine dining.&lt;br /&gt;&lt;br /&gt;Well, enough about that for now.
